Impacts of Higher Mortgage Rates on the Local Housing Market

With the Federal Reserve raising interest rates by 0.75 percent, and a recent report showing home sales dipping to their lowest point in two years, what can homeowners and aspiring homeowners expect looking ahead? Jeremy Gabe, assistant professor of real estate at USD's Knauss School of Business and the Burnham-Moores Center for Real Estate, can discuss how higher interest rates historically have the biggest impact on lower-priced homes. Gabe can also provide insight on how the local economy will play a large role in the real estate market – if job growth continues, there will still be a continued demand for homes. 

Research: COVID-19’s Impact on Patients in Underserved Rural Health Care Systems in Imperial Valley

Pedro Colio, family and emergency nurse practitioner and clinical associate professor, recently completed research that looked at the incidence of common cardiac complications in patients in the Imperial Valley region. The region faces health inequities as an underserved Hispanic community and had one of the highest incidence and mortality rate from COVID-19, according to Colio's research. Colio found that COVID-19 patients in this region who had chronic comorbidities had frequent heart issues, with a risk of long-term heart problems. Colio’s research also indicated poor outcomes in COVID-19 negative patients at a larger rate than COVID-19 positive patients. Some of the causes for this included: understaffed hospital, delays in hospital admission, delays in transfer to higher level of care, lack of ICU beds being occupied by ventilated COVID-19 patients, and delayed care from the hospital surge. 

USD Professor Co-Authors Study on the Experiences of San Diegans Experiencing Homelessness with Local Law Enforcement

Mike Williams, director of the Changemaker Hub, co-authored research in May 2021 that explored the experiences that unsheltered San Diegans had with local law enforcement after receiving citations from 2010-2021. The study found San Diegans experiencing homelessness commonly received citations that include “quality of life violations” such as sleeping on sidewalks or not paying for a transportation ticket. These citations created financial stress on these individuals as they added up, leaving them unable to pay for the citations. In addition, the research found black San Diegans experiencing homelessness were nearly four times more likely to receive a citation or be arrested than white San Diegans. Williams is now in the process of interviewing law enforcement as the next phase in this research, however, he is unable to discuss those findings just yet.

Ashley Gonzalez

USD Student One of First Selected as College Corps Fellow

 

Ashley Gonzalez is one of the first students in the entire state to be selected as a College Corps Fellow.  The program, introduced by the State of California, engages students from colleges and universities across the state to solve problems in their communities by partnering with local organizations. The College Corps Fellows will receive $10,000 for completing a year of service and performing valuable work in their communities. USD is one of 48 California colleges and universities participating in College Corps and will primarily focus on addressing climate issues as well as K-12 education and homelessness. Gonzalez is a fourth-year student majoring in Environmental Studies and minoring in Business Administration and Ethnic Studies with the goal of one day working in public policy and urban planning to focus on environmental justice.
