The “Lock-in Effect” Stifling the Housing Market

Amid debates on inflation and where Americans may be feeling it most, a new culprit may be emerging in the housing market. Recent reports suggest housing inventory could be getting suppressed by homeowners who jumped on once-in-a-generation interest rates during the pandemic. Now, with interest rates much higher, there’s a big gap between what people are paying for their mortgage now, and what they would pay if they moved. The result is more people staying put. Alan Gin, associate professor of economics, can talk about this phenomenon, what’s driving it, and what might need to change to free up more inventory on the housing market.
